Selling Guide

Sell with a plan, not a prayer

Selling is timing, pricing, and negotiation. Whether yours is a planned move or a hard situation like probate, divorce, or foreclosure, here is exactly how I get a home from for-sale to sold.

The path

Six steps from for-sale to sold

The same disciplined process for a $250,000 starter home and a $2,000,000 estate, because good selling is good selling.

See what the market is doing

01

The straight-talk valuation

A realistic price backed by current sold data, not a number designed to win the listing. Overpriced homes sit, and sitting homes sell for less.

02

Prep that pays

Not a renovation shopping spree: a targeted list of fixes and staging moves that add dollars to the final number and days off the market.

03

Marketing that reaches real buyers

Professional photos, an honest description, HAR exposure, and the right network of agents, because the buyer is usually brought by another agent.

04

Showings and feedback

We track every showing and every comment, and adjust while there is still time left on the market.

05

Offer strategy

I present every offer with context: what it means, what it costs you, and what I would counter and why.

06

Negotiate to closing

Appraisal, inspection, title, and lender issues all get handled with one goal: getting you to the closing table with your number intact.

The hard situations

This is where I specialize

Most agents prospect for easy listings. I built my practice on the situations other agents hope they never get: the ones with paperwork, timelines, and feelings.

Divorce sales

Neutral, factual numbers both sides can trust. The fastest way to close the chapter is to price the house like a professional, not an argument.

Foreclosure

Time is the enemy. An experienced sale can produce better outcomes than letting the process run, and we can explore your options together.

Your options

Relocation & downsizing

Moving for work, an empty nest, or a parent moving closer to family. A clean sale and a smooth next chapter.

Talk it through

The numbers

What selling actually costs

Know the math before you sign anything. The two big items are the commission you agree to pay and closing costs, and both vary by negotiation and loan type. I will put real numbers in front of you on day one, so there are no surprises at the table.

  • Listing commission. Negotiated up front, and reflected in the price you see after costs.
  • Closing costs. Title, escrow, prorated taxes, and recording fees, itemized before closing.
  • Seller concessions. Things buyers ask for: repairs, credits, or rate buydowns, all negotiated, not given.
  • Payoff and liens. Mortgage payoff, taxes, and any liens must clear at closing. I help you get the full picture.
