FAQ

The questions people ask before they call

These are the real questions I hear from homeowners in Cypress, Katy, Hockley, and Northwest Houston. If yours is not here, ask it directly. I answer honestly, even when the answer is not what you wanted.

01 Who can help me sell my house in a divorce?

That is exactly the kind of call I take seriously. I give both sides neutral, factual numbers so the sale is driven by the market instead of the argument. You get a clear timeline, a realistic price, and an agent who keeps the process moving so the chapter can close.

02 Who is a no-nonsense agent in Cypress?

Me, if no-nonsense means this: honest pricing even when it is not what you hoped to hear, no jargon, no games, and answers you can act on. I would rather have a hard conversation today than a house sitting on the market in six weeks.

03 What does it cost to sell a home in Cypress or Katy?

The two big numbers are the commission you negotiate and your closing costs, which include title, escrow, prorated taxes, and any seller concessions you accept. Every situation is different, so I put the full itemized picture in front of you on our first call, before you commit to anything.

04 How do I sell an inherited home? Do I need probate first?

It depends on how the property is titled and what the will or court requires. As a Certified Probate Real Estate Specialist (CPRES) and Certified Probate Expert (CPE), I coordinate with the estate attorney so you know exactly what has to happen before we can list, and I handle the sale side end to end.

05 I received a foreclosure notice. What are my options?

Time is the most valuable thing you have left, so call early rather than waiting for the date on the paper. Depending on your equity and timeline, options can include selling before foreclosure, negotiating with the lender, or other paths, and I will help you sort through what is real.

06 Should I sell or rent an inherited property?

That is a math question and a family question. As an investor, I can walk you through the actual numbers: what the house would rent for, what it would sell for, what carrying it costs, and what the tax picture looks like. Then you decide with facts, not feelings.

07 How long does it take to sell a home?

Pricing and prep drive the timeline more than anything else. In the current balanced market, a well-priced, well-prepared home can go under contract quickly, while an overpriced one sits and loses negotiating power. I will give you an honest timeline for your specific house on day one.

08 Do I need to make repairs before selling?

Not all of them, and not the expensive ones just for looks. I give you a targeted list: the fixes that protect you in inspection, add dollars to the offer, or take days off the market, and skip the ones that will never pay for themselves.

09 Can a veteran use a VA loan to buy in Cypress or Katy?

Yes. VA loans are widely used across Cypress, Katy, Hockley, and Northwest Houston, and as a veteran myself I know the process from the inside. I will make sure you get with a lender who actually understands VA loans, because not all of them do.

10 Do you serve clients outside Cypress and Katy?

My practice is focused on Cypress, Katy, Hockley, and Northwest Houston, which keeps my market knowledge deep where you need it. If your move lands in the wider Houston area, call me anyway and I will point you the right direction, honestly.
